North Forest Office Space, the Clarence-based provider of small office suites punch, is expanding its third state, entering the heart of Texas with plans for a new development near the capital, Austin.

After studying the market for almost two years, North Shore Forest recently purchased 3.5 acres of land in the city of Pflugerville, about 15 miles northeast of Austin, and plans to develop a first office park 34,000 square feet for professional, medical and dental office space.

The company hopes to begin work on the project in the fourth quarter, with the first offices to be ready for rental in late spring 2012.

"We are extremely excited by the opportunity to take our business model in central Texas," said Roy A. Jordan, founder of the Northern Forest. "The strength of the market and growth occurs around the Greater Austin Pflugerville was a great place to grow our business and provide much needed solutions for small and medium enterprises in the market."

The expansion marks the third and the fourth largest state for Northern Forest, which was founded by Jordan in 1987. Initially focused on Western New York, the firm expanded in Rochester in 2002 and then added his first home in Denver, Colorado, several years later.

Today it has 13 office parks with more than 750,000 square feet of space leased and especially developed in the Buffalo, Rochester and Denver markets. This includes the Office Park southwest of Hamburg, Clarence Park Stonegate Office, Sweet Home in Amherst Common and common Wehrle in Williamsville.

It also has land and approvals in place to develop another 400,000 square feet, and is putting up new buildings at two Rochester-area parks, in addition to its newest venture in Texas.

"Historically, we have worked to locate our properties in flourishing suburban areas where we can help businesses establish a presence that is comfortable, convenient and built with their needs in mind," said Brendan Jordan, Roy's son, who heads up the firm's Texas efforts. "Pflugerville fits perfectly in the type of market where we like to work."

According to U.S.Census Bureau statistics, the population has almost tripled in Pflugerville 10 years from 16,335 in 2000 to 46,936 in 2010. The city is easily accessible by highway to Austin.
